Terms of Service

1. Agreement to Terms

These Terms of Service ("Terms") are a binding agreement between you and Warrior Financial Services LLC ("RentWarrior," "we," "us," "our") governing your use of rentwarrior.com (the "Platform"). By creating an account or using the Platform, you agree to these Terms and our Privacy Policy.

If you are accessing the Platform on behalf of an entity, you represent that you have authority to bind that entity to these Terms.

2. Eligibility

You must be at least 18 years old and capable of forming a binding contract to use the Platform. By using the Platform, you represent that you meet these requirements.

3. Account Registration

You must provide accurate, current, and complete information when creating an account. You are responsible for maintaining the confidentiality of your account credentials and for all activity under your account.

You must notify us immediately of any unauthorized use of your account.

4. Subscription Plans and Billing

4.1 Plans

RentWarrior offers tiered subscription plans (Starter, Pro, Manager) with different features and unit limits. Pricing is displayed at rentwarrior.com and may be updated from time to time.

4.2 Free Trial

New landlord accounts include a 14-day free trial. You will be charged the selected plan rate at the end of the trial unless you cancel before the trial ends.

4.3 Billing

Subscriptions are billed monthly in advance. By subscribing, you authorize us (and our payment processor Stripe) to charge your payment method on a recurring basis until you cancel.

4.4 Cancellation

You may cancel your subscription at any time through the billing portal. Cancellation takes effect at the end of the current billing period. We do not provide refunds for partial months.

4.5 Failed Payments

If a payment fails, we may suspend access to paid features until payment is made. We may terminate accounts with unpaid balances after reasonable notice.

5. Online Rent Collection (Pro and Manager Plans)

Landlords on Pro or Manager plans may enable online rent collection via Stripe Connect. By enabling this feature, you agree to:

  • Stripe's Connected Account Agreement and applicable fees
  • Providing accurate identity and bank account information
  • Compliance with applicable banking and tax regulations

Stripe processes ACH payments. Funds typically settle to the landlord's bank account within 2-3 business days. RentWarrior is not a payment processor or money transmitter.

6. Tenant Screening Services

Tenant screening is conducted by Warrior Financial Services LLC through authorized consumer reporting agencies. By requesting a tenant screening:

  • Landlords represent they have a legitimate business need (a permissible purpose under FCRA) to obtain a consumer report
  • Landlords represent that the applicant has provided written consent
  • Applicants represent that the information provided is accurate
  • Landlords agree to use screening results lawfully and not to discriminate based on protected classes under federal, state, or local fair housing laws

RentWarrior provides summary results to landlords. Final leasing decisions are the sole responsibility of the landlord.

7. SMS and Email Communications

By providing a phone number to RentWarrior, you consent to receive SMS messages from us at that number. Messages may include rent reminders, payment confirmations, maintenance updates, and platform notifications.

Message frequency varies based on activity. Message and data rates may apply.

To opt out of SMS messages, reply STOP. For help, reply HELP. You can also remove your phone number from your account settings.

To opt out of marketing emails, click the unsubscribe link at the bottom of any marketing email.

8. User Conduct

You agree NOT to:

  • Use the Platform for any illegal purpose
  • Discriminate against tenants in violation of fair housing laws
  • Misrepresent your identity or authority
  • Upload viruses or malicious code
  • Attempt to gain unauthorized access to the Platform or other users' accounts
  • Use the Platform to harass, threaten, or harm others
  • Reverse engineer, decompile, or copy the Platform
  • Use automated systems (bots, scrapers) without our written permission
  • Resell or sublicense the Platform without our written permission

9. Content and Intellectual Property

9.1 Your Content

You retain ownership of data you upload (lease documents, photos, ledger entries). You grant RentWarrior a limited license to host, display, and process your content as necessary to provide the Platform.

9.2 Our Content

The Platform, including all software, designs, text, and graphics, is owned by Warrior Financial Services LLC and protected by copyright and other intellectual property laws.

11. Disclaimers

THE PLATFORM IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. WE DO NOT WARRANT THAT THE PLATFORM WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE.

WE ARE NOT A LAW FIRM, REAL ESTATE BROKER, OR FINANCIAL ADVISOR. NOTHING ON THE PLATFORM CONSTITUTES LEGAL, REAL ESTATE, FINANCIAL, OR TAX ADVICE.

12. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, RENTWARRIOR AND WARRIOR FINANCIAL SERVICES LLC ARE NOT LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE PLATFORM.

OUR TOTAL LIABILITY TO YOU FOR ANY CLAIM IS LIMITED TO THE GREATER OF (a) THE AMOUNT YOU PAID US IN THE 12 MONTHS PRECEDING THE CLAIM, OR (b) $100.

13. Indemnification

You agree to indemnify and hold harmless Warrior Financial Services LLC from any claims, damages, or expenses arising from your use of the Platform, your violation of these Terms, or your violation of any third-party rights.

14. Termination

We may suspend or terminate your account at any time for violation of these Terms or for any reason with reasonable notice. Upon termination:

  • Your right to use the Platform ends immediately
  • We may delete your data after a reasonable retention period
  • Sections that by their nature should survive (intellectual property, liability, indemnification) survive termination

15. Governing Law and Dispute Resolution

These Terms are governed by the laws of the State of Illinois, without regard to conflict of laws principles. Any disputes shall be resolved in the state or federal courts located in Cook County, Illinois.

16. Changes to Terms

We may update these Terms from time to time. Material changes will be communicated via email or in-Platform notice at least 30 days before taking effect. Continued use of the Platform after the effective date constitutes acceptance of the updated Terms.

17. Miscellaneous

  • Severability: If any provision is found invalid, the remainder of these Terms remain in effect
  • Waiver: Our failure to enforce any provision is not a waiver
  • Assignment: You may not assign these Terms without our consent
  • Entire Agreement: These Terms and the Privacy Policy constitute the entire agreement between you and RentWarrior
